REQUEST
The applicant, Bennett Surveys, Inc., is requesting Preliminary Plat and Outline Development
Plan approval for The Meadow of Neill’s Creek Planned Unit Development (PUD). The
proposed PUD is a 69 lot single family residential development with 11.74 acres of open space
and recreational area. According to the Land Use Plan, this is projected to be a Municipal
Growth area for Angier.
At the November 8, 2004, Board of Adjustment meeting the Planned Unit Development was
approved with the condition that a second point of ingress and egress be provided. The applicant
is proposing to add a second entrance on Atkins Road to address those concerns to accomplish
this 4.71 acres and one lot were added to the proposed plat. Enclosed is copy of both plans and
Outline Development Plan.
STAFF RECOMMENDATION(S)
1.Require a second point of ingress and egress as proposed
2.Should Identify who will be responsible for drainage easements on private property
3.Active recreation should be in place by the final plat of Phase II or secure with letter of
credit or bond
4.Drainage was a concern at the BOA public hearing, therefore, I would recommend that
the County Engineer review and approve all constructions plans
