SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Stone  Cross Rd should be Stone Cross Dr. Lot numbers start over at "1". They are not consecutive. Planning Department (910)893-7525: Note deed book and page on plat.  Conditionally Approve: Note Township on plat.  Gross Acreage of Development  List Required Setbacks  Show proposed and existing utilities  Note the cul-de-sac diameter  Show topo’s (Max Contour Levels of 5’)  Note streets as “Public” and list the linear feet per street.  Show fire hydrants & street lights  Provide a preliminary soils report  Note who will maintain the drainage easements.  Remove “Final” and list as “Preliminary Subdivision Plat” in  title box Add “Phase 2, Section 2” to the title  Remove Environment Health and Planning Department  signature blocks An easement map showing the emergency access easement  as required by the Planning Board will need to be recorded first. Then reference that easement map on this FINAL. This alternative ingress/ egress easement should connect from Stone Cross Dr at lot #1 up to the stub out at lot #16. Public Utilities (910)893-7575: • Accurate As-Built Record Drawings for Phase 2 Section 1 of the Conditionally Approve: stone Cross subdivision must be submitted to HCDPU in paper, mylar and digital formats. DECISION 4 3/30/2009 1 •The developer must provide HCDPU with a two (2) year warranty on the water lines in Phase 2 Section 1 to begin once the As-Built Record Drawings for Phase 2 Section 1 have been submitted to HCDPU. •A Master Development Plan should be submitted to HCDPU for the entire development of the Stone Cross subdivision. Environmental Health (910)893-7547: Approve: LONG RANGE CONDITIONS The following conditions must be satisfied NOTE: Subdivision/Road Name Requests are recommended to be submitted E911/Addressing (910)814-2038: no later than 5 days prior to DRB Application Deadline. : : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
