SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Fire Marshal (910)893-7580: Hydrant placement and water line size to be shown on map Conditionally Approve: Street names should be shown on the actual street and not in  E911/Addressing (910)893-7566: the lot area Conditionally Approve: Cobblestone Dr South is not valid, it should be Cobblestone  Dr The small cul de sac off of Cobblestone Dr should be listed as Stone Chase Way Planning Department (910)893-7525: Note deed book and page on plat.  Conditionally Approve: Note Township on plat.  Show delineated wetlands.  Lot & block numbers should be in consecutive order.  Note linear feet per street.  Show fire hydrants & street lights  Provide a preliminary soils report  Note who will maintain the drainage easements.  A retaining wall is shown going through the private drainage  easement at the end of Stonehurst Dr. This wall should not obstruct this easement. Will there be an H.O.A?  Show emergency access easement as required by the  Planning Board. This alternative ingress/ egress easement should connect to Stone Cross Dr at lot #1 and at the stub out at lot #16. Accurate As-Built Record Drawings for Phase 2 Section 1 of the Stone Cross subdivision must be submitted to HCDPU in paper, mylar and digital formats. Public Utilities (910)893-7575: The fire hydrants in Phase 2 Section 1 must be re-positioned to finish grade. Hold: The developer must provide HCDPU with a five (5) year warranty on the water lines in Phase 2 Section 1 to begin once the As-Built Record Drawings for Phase 2 Section 1 have been submitted to HCDPU. Utilities Plans for the proposed improvements should be provided to HCDPU for review and approval prior to construction. The NCDENR permit for the proposed water lines must be issued by Division of Environmental Health – Public Water Supply Section before construction begins. DECISION 3 3/30/2009 1 Utility Contractor must hold a pre-construction meeting with HCDPU before construction begins. Environmental Health (910)893-7547: Approve: LONG RANGE CONDITIONS The following conditions must be satisfied : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
