LONG RANGE CONDITIONS
The following conditions must be satisfied
Public Utilities: The Developer and Contractor must provide HCDPU with a one (1) year warranty on the new
water lines and associated appurtenances that serve this subdivision once approved by HCDPU.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business
day.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term
Conditions have been rectified.
If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been
rectified.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning
Staff to discuss other potential options.

The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the
meeting.

E911/Addressing: ON THE VICINITY MAPS (SHEETS 1 & 2) 401 SHOULD BE LISTED AS US 401 N. 421 SHOULD BE
LISTED AS US 421 S. 210 SHOULD BE LISTED AS NC 210 N. ON MAPS SHEET 1 OF 2, ROCKING
HORSE LOOP SHOULD BE LISTED AS SADDLE LN. ON MAP SHEET 2 OF 2, ROCKING HORSE
LOOP SHOULD BE LISTED AS SADDLE LN. ALSO, ON MAP SHEETS 1 & 2, THE SEGMENT OF
SADDLE LN SHOWN ON LOTS 1-6, SHOULD ALSO BE LISTED AS SADDLE LN.THE ROAD SIGN
COST IS $125.00 FOR (1) INTERSECTION. Present this report to the Planning Dept with payment
prior to DRB approval signature.

• Note the number of lots within this phase.
• Note total acreage for this phase.
• Fire hydrant(s) & street light(s) should be noted.
• Per preliminary and BOA approval, active recreation should be constructed.
• Seed and straw ditch banks.
• Stabilize the drainage easement located between lots 22 & 23.
• Street sign fee’s are due.
*Please make sure to obtain all required Local and State permits before
development begins.*
Public Utilities: The professional engineer (PE) must submit the As-Built Record Drawings, PE Certification and
Cost Statement to HCDPU for the new water lines installed in Phase II of the Johnson Farms
subdivision.
Public Utilities: Water meters cannot be released to the lots in Phase II of Johnson Farms subdivision until the
above documents are submitted to HCDPU, NCDENR has issued the Final Approval and the
Capacity Use Fees have been satisfied with HCDPU.
