HomeMy WebLinkAboutGWEN OAKS DECISION PACKET 2 LONG RANGE CONDITIONS The following conditions must be satisfied Public Utilities: The Developer and Contractor must provide HCDPU with a one (1) year warranty on the new water lines and associated appurtenances that serve this project once the new utility improvements have been approved by HCDPU and NCDENR. Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business day. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options. SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Environmental Health: The map needs to reflect the soils report in that lots 12, 13, 18, 28, and 44 are insufficient for use of septic systems. Lot 12 is listed twice in the report. Lot 13 needs to be added. Need soils report and map to reflect any changes. E911/Addressing: ON MAP SHEET 1 OF 2 NC HWY 210 SOUTH SHOULD BE LISTED AS NC 210 S. THE ROAD SIGN COST IS $500.00 FOR 4 INTERSECTIONS. PRESENT THIS REPORT TO THE PLANNING DEPT WITH PAYMENT BEFORE DRB APPROVAL/SIGNATURE. Planning Department: • Lot numbers are not in consecutive order. #’s 13, 28, & 44 are missing. • Streetscape buffer is needed. If existing trees are to be used, please note that on the plat and flag them, or install a tree-save fence, to preserve them during construction. Will need to be bonded if not planted. • Ditches should be free of sediment, seeded, and stabilized. • Entrance of Tactical Dr needs to be paved in accordance with DOT standards. • Install street lights every 300’. Or, provide a letter from the power company certifying that street lights will be installed accordingly. • Street sign and recreational fee’s are due. *Please make sure to obtain all required Local and State permits before development begins.* Public Utilities: HCDPU must complete the Final Inspections of the water lines installed to serve this subdivision. Public Utilities: Once the water lines installed to serve this subdivision have been appproved by NCDENR and HCDPU, then the Developer must satisfy the Capacity Use Fees and the E-911 addresses must be assigned to each lot before any water meters may be released to this subdivision. Public Utilities: If Lot lines will change, then service lines and meter box locations may need to shift to new lot corners and the PE will need to revise the AS-Built Drawings to reflect changes.
