SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. E911/Addressing: ON THE VICINITY MAP (SHEET 1 OF 2) SR 11253 SHOULD BE LISTED AS SR 1125. THE ROAD SIGN COST IS $625.00 FOR (5) INTERSECTIONS. Present this report to the Planning Dept with payment prior to DRB approval signature. Planning Department: • Ditches should be free of sediment, seeded, and stabilized. • Install street lights every 300’. Or, provide a letter from the power company certifying that street lights will be installed accordingly. • Street sign and Recreational fee’s are due. *Please make sure to obtain all required Local and State permits before development begins.* Environmental Health: Lots 151 & 208 are not addressed in the soils report. Notes on the map indicate that there are 2 septic easements on lot 151, previously recorded on a different map. These easements should be shown on the new map (not as lot 151). Lot 111 is not shown on the map. Need a new soils report for lot 151 and a note placed on lot 208 as a non-buildable lot. Public Utilities: HCDPU must complete the final inspections of the water lines that will serve Section 3 of the Forest Oaks subdivision. Public Utilities: The professional engineer (PE) must submit the As-Built Record Drawings, PE Certification and Cost Statement to HCDPU for the new water lines installed in Section 3 of the Forest Oaks subdivision. Public Utilities: Water meters cannot be released to the lots in Section 3 of the Forest Oaks subdivision subdivision until the above documents are submitted to HCDPU, NCDENR has issued the Final Approval and the Capacity Use Fees have been satisfied with HCDPU. FOREST OAKS DECISION PACKET 3/27/2009 1 LONG RANGE CONDITIONS The following conditions must be satisfied Public Utilities: The Developer and Contractor must provide HCDPU with a one (1) year warranty on the new water lines and associated appurtenances that serve this subdivision once approved by HCDPU. Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business day. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
