REQUEST
The applicant, John Tucker, PE, is requesting approval for Duncan Industrial Park
Preliminary Subdivision Plat. The proposed subdivision is a 15 lot industrial
development located in the Buckhorn Township.
Existing Facilities are located on lot 3 and lot 7. Lot 7 seven contains a single
wide manufactured home, this is a nonconforming use.
Adjacent uses consist of single family dwellings, kennel, horse farm, water tower,
illegal auto repair business, rail road tracks, Manufactured Home Park and
Duncan Junction Convenience store.
Existing Timber Company is not part of the proposed development and appears to
have direct access to Hwy 42.
STAFF RECOMENDATIONS
Ingress/Egress shall only occur on Progress Drive
Shall provide required buffer along perimeter of lot 3
Violation on lot 3 should be corrected (storage of junk vehicles)
Permanent Septic Disposal Field Easement shall never be used for storage or a
building lot.
Recommend that development provide access for Timber Company on Progress
Drive
