SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Conditionally Approve: UPPER CASE LETTERS ARE MORE EASILY READ. VICINITY MAP: DOC'S RD SHOULD BE REMOVED. SR 1116 IS  SUFFICIENT. Show deed book reference for tract to be subdivided  Planning Department (910)893-7525: Show state road number for colonial hills drive  Conditionally Approve: Show existing utilities  Show Land Use Class  Draw in building envelope  Clean up sediment resulting from blow out on lot  COMMENT: HCDPU has an existing 6” water line along  Public Utilities (910)893-7575: Colonial Hills Drive that can provide an adequate supply of Conditionally Approve: water for domestic use and fire protection. If the Fire Marshal requires a fire hydrant then the owner must obtain a permit from NCDENR to have his or her utility contractor to install the fire hydrant or pay HCDPU to install the fire hydrant and the permit would not be required from NCDENR. If this plat plan is for the subdivision of an existing lot then  the owner will need to pay HCDPU for an additional water service to be installed as the water lines and services in Phases 1, 2 and 3 have been approved by NCDENR and HCDPU. Conditional approval is granted based upon uncertain information that can be addressed at the next DRB meeting on Decmber 17, 2008. Contact at (910)433-3300. : : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
