LONG RANGE CONDITIONS
The following conditions must be satisfied
Public Utilities: The Developer and Contractor must provide HCDPU with a one (1) year warranty on the new
water lines and associated appurtenances that serve this project once the new utility
improvements have been approved by HCDPU and NCDENR.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business
day.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term
Conditions have been rectified.
If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been
rectified.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning
Staff to discuss other potential options.

SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the
meeting.
E911/Addressing: The Road Sign Cost is $125.00 for the (1) intersection. Present this form with payment to the
Planning Dept prior to DRB approval signature.
Planning Department: • Ditches and drainage easements should be free of sediment.
• Landscape maintenance is needed within the streetscape buffer. Some of the trees are also
starting to die.
• Note who will be responsible for streetscape buffer maintenance.
• Install street lights every 300’. Or, provide a letter from the power company certifying that
street lights will be installed accordingly.
• Street sign fee’s are due.
*Please make sure to obtain all required Local and State permits before development begins.*
Environmental Health: The off site septic easement for lot 7 is not worded correctly on the map and put note for non
buildable lot and why it is non-buildable.
Public Utilities: HCDPU must complete the Final Inspections of the water lines installed to serve this subdivision.
Public Utilities: The Developer must satisfy the Capacity Use Fees and the E-911 addresses must be assigned to
each lot before any water meters may be released to this subdivision.
Fire Mashal: Show Temporary Turn around at end of lot 9.
