LONG RANGE CONDITIONS
The following conditions must be satisfied
Public Utilities (910)893-7575: The P.E. must submit the utility plans, project specifications, an engineer's report and
NCDENR applications for the proposed water and sewer line extensions to HCDPU for
review and subsequent approval in accordance with the established Approval Process
for New Water and Sewer Line Extensions as described on the Harnett County website
www.harnett.org under the Public Utilities page.
The P.E. must submit the utility plans, project specifications, an engineer's report and
NCDENR applications for the proposed water and sewer line extensions to NCDENR for
review and subsequent approval in accordance with the established Approval Process
for New Water and Sewer Line Extensions as described on the Harnett County website
www.harnett.org under the Public Utilities page. The NCDENR permits should be
issued for the proposed water and sewer line extensions before any construction may
begin which also means that the NCDENR permits for the water and sewer line
extensions must be issued by the state before any local building permits may be
issued by Harnett County.
The P.E. should move the water line to the right side of the proposed road in the
development in order to keep the fire hydrant legs out from under the pavement.
The P.E. must submit six (6) orignal NCDOT three-party encroachment agreements
along with the approved plans to the NCDOT Division Engineer for review and
subsequent approval before any construction work may begin inside the NCDOT right-
of-way along Hwy 87.
The Developer must provide HCDPU with a one (1) year warranty on the new water
lines that will serve this subdivision once the final approvals have been issued
NCDENR and the new utilitieshave been accepted by HCDPU.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you
within two (2) business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department
showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will
not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions
have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday
following the meeting the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet
with Planning Staff to discuss other potential options.

Fire Marshal (910)893-7580: Fire main and fire hydrants to be located on the right side of the road coming into the
subdivision.
First Hydrant needs to be located at the intersection of Bunnlevel Erwin Rd and
proposed rd and then set spacing per ordinance

•As per the Harnett County Watershed Ordinance, Article 200, Sect 202, C. 2, “No
residential lot shall be less than one-half (1/2) acre except within an approved cluster
development.”
•Show topos for entire subdivison.
•Show sign easement (IF APPLICABLE).
•Show street lights every 300’.
•Fire hydrants should be on the right side of the street.
•Show all applicable drainage/ stormwater easements. Also, note who will maintain these
easements.
•Type-O in FEMA panel #...remove one of the 6’s.
