1)Density
A.Gross area of PUD = 15.99
Subtract 15% for roads 15.99 X 15% = 2.4
15.99-2.4 = 13.59 acres remaining
B.Divide the remaining area by the minimum conventional lot area
requirements for the zoning district the PUD will be located in.
25,000 sq. ft. minimum with County water = .57 acres
13.59 / .57 = 23.84 or 24 lots (rounded)
2)Density Bonus
4.2 acres in common area
A.Divide the acreage in the common area by the acres remaining in the PUD
4.2 acres / 13.59 acres X 100 = 31
Allowed 20% density bonus (Refer to Density Bonus Scale in Zoning
Ordinance to determine the density bonus)
B.Multiply the number of lots allowed by the density bonus
24 X 20% = 4.8 or 5 (rounded)
24 + 5 (density bonus) = maximum 29 lots
