McLamb; Bryan McSwain; Michael Martin; Steve Ward Subject: RE: FOR YOUR REVIEW: Conditional Approval- Blackberry Manor Samantha,   I have looked over the plans for Blackberry Manor that are posted on the P Drive.   I have a couple of concerns about the lot that will contain the sewer lift station.   1.First the fencing requirements should be 50 ft x 50 ft instead of the 30 ft x 30 ft that is shown on                    Page 3 of the plans. 2.Second, the Planning Dept wants the surveyor to remove the rear lot line for the lift station lot, but                    Public Utilities does not want to have to maintain anymore property than is absolutely necessary.  If the surveyor could make the lot contain the 50 ft x 50 ft fencing around the station and give Public Utilities a 10 ft buffer around the fence with a 20 ft wide access road to the station, then we do not need any more land than that.  The rest of the lot could be deeded to the Property Owner’s Association as a Public Access along with the Open Space.  If the rear lot line is not shown, then the Property Owner’s Association could contend the Open Space belongs to the county and avoid the tax liability.  Consider asking the surveyor to split in half to let the sewer lift station. Otherwise everything appears to be OK with Public Utilities. Call me if you want to discuss this.
