SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. E911/Addressing: Please note all street names on the Master Plan Fire Mashal: There needs to be fire hydrant installed at the following locations: intersection of Nectar lane and Silvan Park, at lot 14 close to the lot 13 line, and between Lot 16 and lot 26 Fire Mashal: Show temporary turn around at the end of Silvan Park at lot 26 Planning Department: NONCONFORMING LOT ADJACENT TO ENTRANCE AND LOT 1 MUST BE NOT A NONBUILDABLE Planning Department: LOTS 13 AND 16 DO NOT MEET MINIMUM LOT WIDTH Planning Department: TOWNSHIP IS INCORRECT ON SHEET CS-1 Planning Department: OPEN SPACE TO BE INCLUDED WITH PHASE 1 MUST BE SHOWN AND LABLED SO ON PHASE 1 PRELIMINARY (ALL OPEN SPACE MUST BE SHOWN ON SAME SCALE AS ENTIRE PHASE) Planning Department: Due to the need for minimum maintenance requirements for the Public Utilities Department, the lot line at the rear of the lift station lot should be put back on the plans and an easement through the lot to the open space should be put for access of residents. The lot must meet minimum subdivision requirements. Public Utilities deeded access must contain the 50 ft x 50 ft fencing around the station and give a 10 ft buffer around the fence with a 20 ft wide access road to the station.   BLACKBERRY MANOR DECISION PACKET 3 (07-06-07) 3/16/2009 1   LONG RANGE CONDITIONS The following conditions must be satisfied Public Utilities: THE DEVELOPER MUST PROVIDE A ONE YEAR WARRANTY ON THE WATER SYSTEM ONCE APPROVED BY NCDENR AND HCDPU. WATER METERS WILL NOT BE RELEASED TO THIS PHASE UNTIL THE FINAL APPROVALS HAVE BEEN ISSUED BY NCDENR Public Utilities: LIFT STATION LOT OR EASEMENT INCLUDING LIFT STATION MUST BE DEEDED TO HCDPU PRIOR TO OR AT THE TIME OF FINAL RECORDATION Public Utilities: THE DEVELOPER'S PROFESSIONAL ENGINEER (PE) MUST OBTAIN THE NCDENR PERMITS FOR THE WATER AND SEWER UTILITY IMPROVEMENTS AND PROVIDE COPIES OF THE PERMITS TO THE UTILITY CONTRACTOR BEFORE CONSTRUCTION MAY BEGIN. THE UTILITY CONTRACTOR MUST POST THE NCDENR PERMITS ON SITE AND KEEP THEM ON SITE DURING THE CONSTRUCTION OF THE PROJECT. THE UTILITY CONTRACTOR MUST ALSO SCHEDULE A PRE- CONSTRUCTION CONFERENCE WITH HCDPU PRIOR TO THE START OF CONSTRUCTION  :  :  :  :  :  :     Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business day. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
