Front Street, Lillington, NC 27546 Phone: (910) 893-7525 Fax: (910) 893-2793 Development Name: Ballard Woods - Phase 4 Property Description PIN(s): 0651-39-0029.000 Acreage: 54.00 acres Address/SR No.: Ballard Road (SR 1437) and Joseph Alexander Drive Fire District: Summerville Zoning: RA-30 HTE No.: TownshipHectors Creek : Water Public water is available for this development (via Harnett County) Comments: HCDPU has an existing six (6") inch water line located on the north side of Joseph Alexander Drive. Sewer Public sewer is not available for this development (via Harnett County) Comments: HCDPU has a wastewater interceptor in the vicinity of this project site; however, it is not ready for operation and therefore the developer would not be required to connect to the county sewer system at this time. If the wastewater interceptor becomes operational before the project is approved for construction, then the subdivision would be required to extend wastewater collection lines from the subdivision to the wastewater interceptor to serve this project. If the developer decides to install septic tanks in lieu of connecting to the the county sewer system, the a Soil Scientist must provide report to Environmental Health Dept. Ballot REVIEWER: Tim Payseur Date: Jan. 10, 2007 VOTE: Conditionally Approve CONDITIONS: The proposed utilities must be approved by HCDPU and NCDENR. All permits for this project have been obtained from NCDENR. These permits must be posted on site prior to start of construction. NOTE: This approval is also subject to availability of wastewater capacity at the nearest wastewater treatment plant and the associated sewer collection system. Although, the NCDENR water and sewer permits have been issued to HCDPU, the wastewater interceptor located near this subdivision has not been placed into operation. For this reason, the devloper may elect to install septic tanks. If septic tanks are installed for this phase, then the lot layout may need to be adjusted. Page 1 of 1 PUBLIC UTILITIES STAFF REPORT
