Samantha,
I, along with Bryan, did meet Beau and Dolores Chandler (their soil consultant) out at Ballard Woods yesterday.
All the soils work was approved BUT we need a new map showing all the new easements. Beau knew this, in
fact the surveyors were out there working on the map while we were meeting. So before we can give our final
approval we will need to review the new map.

Attached is the map most recently submitted map for Ballard Woods Phase 4A. There are 22 lots
in this phase; incidentally, all submittals for Phase 4A have contained 22 lots. The total amount
due for Recreational Fees is $11,000. The check received yesterday in the amount of $10,000
was processed by Staff. Therefore there is an additional $1,000 due.
I have not received confirmation from either Environmental Health or Public Utilities that can
give full approval.
When the bond is received, it will need to be reviewed; however it should be within a few days
of receipt of the original bond when we can sign off on the map, assuming all other issues are
addressed.

said they were good to go.
I have called Tim Payseur to see where he stands. He had given conditional approval but I'm not
sure that he had any issues at this time.
I talked with Cathy at Thompson Lowery and they are working on the bond and it should be sent
to you by today (or Friday). Can you verify with Cathy (919 969-5311) what and how and where
to send.
I've paid the $500 per lot Rec. Fee (20 lots and I talked with Jay yesterday about that and he was
going to confirm with Mickey Bennett that there are ONLY 20 lots available for phase 4A). Jay
said we were good to go on that.
Now, once you get the bond, do you think we're good to go?

I will address as many of your concerns as possible:
Environmental Health has not yet given approval.
Public Utilities has not yet given approval.
We (Planning) have not yet received the bond or letter of credit for the stub-out not
built. We must have the original; thus far the only thing we have gotten is the estimate.
The $500 per lot Rec fee must be paid prior to plat recordation.
Please let me know if you have any questions.

Where are we???????
Just checking in to see the progress or lack there of for phase 4. The soils scientist is
meeting with Beau and Oliver maybe on Wed. to discuss the environmental issues.
I sent in certain items requested by Samantha as did Mickey Bennett. I think the only
thing that may be outstanding is the $500. per lot fee. Was hoping that would be
waived, but will send that in if need be. However, I don't think that holds up an approval
of a map (or does it?).
So, what's left to do in here? The agent told me this morning that we've lost our 8th
presale customer because phase 4 has not been recorded and they could no longer
wait.
We need to conclude this this week.
