SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the
meeting.
Planning Department: • Add applicant/owner(s) contact information (Name, Address, & Phone)
• Remove “Preliminary” from map
• Provide a letter from the power company certifying that street lights will be installed
accordingly.
Provide a letter from the engineer that the streets are built to NCDOT standards.
• Add note that states no lot is further than five hundred feet (500’) from a fire hydrant.
• Stabilize the ditches and ensure that they will be free of sediment, stabilized, and seeded. Or, a
surety performance bond should be submitted to ensure this. The bond should be made payable
to Harnett County and equal to the amount of 1.25 times the entire cost, as estimated by the
owner/ developer and approved by the County.
*Please make sure to obtain all required Local and State permits before development begins.*
E911/Addressing: ON MAP SHEET 2 OF 2, SHELLNUT SHOULD BE LISTED AS SHELLNUT CIR.
NO ROAD SIGN FEES DUE.
Public Utilities: HCDPU must complete the final inspections of the water and sewer lines that will serve Phase 2B-
4 of the Anderson Creek Club subdivision.
Public Utilities: The professional engineer (PE) must submit the As-Built Record Drawings, PE Certification and
Cost Statement to HCDPU for the new water and sewer collection lines installed in Phase 2B-4 of
the Anderson Creek Club subdivision.
Public Utilities: Water meters cannot be released to the lots in Phase 2B-4 of the Anderson Creek Club
subdivision subdivision until the above documents are submitted to HCDPU, NCDENR has issued
the Final Approval and the Capacity Use Fees have been satisfied with HCDPU.
Fire Mashal: Possible move of fire hydrant at Shellnut and Whispering Pines. Will check to see when
preliminary plat was approved and ordinance was adopted.

LONG RANGE CONDITIONS
The following conditions must be satisfied
Public Utilities: The Developer and Contractor must provide HCDPU with a one (1) year warranty on the new
water and sewer collection lines and associated appurtenances that serve this subdivision once
approved by HCDPU.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next
business day.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short
Term Conditions have been rectified.
If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been
rectified.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with
Planning Staff to discuss other potential options.
