We are investigating a variance for dead end roads with a cul-de-sac. The current regulation allows up to 2500 ft for a dead end road. The property in the attached preliminary sub’d layout is at 2900 ft. We would be asking for a 400 ft variance. There are wetlands at the front of the site and a stream along the southern boundary at the cul-de-sac shown on the plan that we are avoiding, but as a trade off to the environmental issues we are looking to extend the road to allow for the development of 4 additional lots within the developable land. Landon Chandler mentioned that in some cases EMS needs/requires an additional emergency access. I was curious if you thought that would be the case in this situation? We have some constraints on the adjoining properties that make an emergency access difficult or improbable. I’d like to discuss this with you when you are available. Best regards, Spencer Spencer B.
