The type of alteration proposed would be a reduction of the required front yard setback. The current approved master plan for the subdivision notes a front setback of 55’ if parking will be in the front, or 15’ if parking in the rear. The applicant is proposing to 30’ front setback with parking in the front for single family structures. In the new plan, the applicant has also reduced the density (number of lots) to give prospective homebuyers larger lots. This development was originally approved in 1999, and revised to a PUD in 2003. This has since undergone several amendments due to situations such as project design or building product. As part of a PUD’s approval process, flexibility within the code is allowed for varied setbacks, etc. If this revision were to be approved, the new plan would still go through an in-depth technical review by the County Development Review Board and other state and federal agencies if applicable.
