Gentlemen:
As requested, KAM Engineering Services, P.C. was present at this site to observe the foundation of the
residence being constructed on this lot. We understand that the local Building inspection Department has
identified an area along the new footings, where less than 2 inches of projection is available between the
edge of the footing and the new masonry foundation wall. While at the site, our representative observed the
entire footing, and identified 2 areas where the projection is inadequate. The first area is located along the
east wall of the structure. It is a section 15 feet long, starting at a point that is 24'North of the ESE corner.
The second area includes 3 interior piers in the same area of the foundations. From the same ESE corner,
I5' W and 15'N and proceeding north. At each of these locations, the proper projection is not available.
With eccentric loading of foundations, the primary concem is for foundation support. Eccentric loads cause
increased soil pressures at the edge of the footing. Based upon our observation of the geometry of the
footing and the location of the foundation wall, the design bearing capacity of the soils could be increased by
as much as 30 percent. In order to confirm that the soils are suitable to provide support of this increased
bearing capacity, Dynamic Cone Penetration (DCP) testing was performed at the bottom of footing elevation
in both areas. Based upon the results of our testing, the soils at the bottom of footing elevation are suitable to
provide a bearing capacity in excess o0f 3,000 psf. As such, the increased load from the eccentric foundation
loading can be adequately supported by the underlying soils.
With regard to building code requirements, it may be necessary to provide the required minimum projection
of 2 inches. If this is the case, we recommend that the existing footing be modified, instead of being
removed and replaced. This can best be accomplished by constructing additional width to the existing
footings. The additional width should be at least 12 inches, and should be constructed so that the new
footing bears at the same elevation as the existing footing. The additional width should be dowelled into the
existing footing using 3/4 -inch diameter reinforcing bars to assist with load transfer mechanism. The dowels
should be inserted at least 6 inches into each footing element, and should be spaced at a maximum interval of
48- inches along the length of the footing. At least 2 dowels should be used for each of the pier footings.
