Arlington Blvd. Greenville, NC 27858 Attention: Mr. JJ Brenning RE: Foundation Examination Observations Lot 92, Patton's Point Fayetteville, North Carolina KAM Project No. 10 -056 Gentlemen: On March 11, 2010, a representative of KAM Engineering Services, P.C. was present to perform an examination of the bearing grade soils for the Northwest corner of foundations of Lot 92. Our examination included visual observation, hand rod probing, and dynamic cone penetrometer testing in general accordance • with ASTM STP -399: We understand that the new building foundations have been designed using a soil bearing capacity of 2,000 pounds per square foot (psf). The examination performed on this date included only the North West perimeter corner, extending 35 feet East and 10 feet South, and therefore no comment may be inade regarding bearing capacity of areas outside of this range. At the time of our arrival at the site, the footing excavations were complete. Based upon our visual observation of the bearing soils in the footing excavations, the soils are flat and free of deleterious material. The bearing soils appear to consist of clayey sand (USCS SC) material. The soils located in the foundations at the bearing surface appeared to be wet. The bearing surface was hand -rod probed to determine the soil consistency. Based upon these observations, it appears that the sandy clay soils are loose to depths of approximately 12 inches in most locations. Below this depth, the soils are firm and resistant to penetration of the hand -rod probe. Additionally, dynamic cone penetrometer (DCP) testing was performed at selected areas in the footing excavations. Our DCP testing was performed at the bottom of the footing elevation, and at 12 -inch intervals, to a total depth of 36 inches. As indicated by our hand rod probing, the surface soils are soft to a depth of 12 inches, and significantly denser below this depth. We note the presence of groundwater on the surface of the bearing soils. In order to achieve a bearing capacity of 2,000 psf, we recommended that the wet and loose materials be removed to a depth of 12 inches. The resulting excavation should be backfilled using a washed No. 57 stone wrapped in a filter fabric such as Mirafi 140N, and the bottom excavation graded to drain to a low point in the footing. A french drain should subsequently be installed to drain water from the low -point to a lower elevation away from the building foundation. The recommended repairs were not performed while a KAM Engineering representative was onsite. As such, we are unable to comment upon the settlement characteristics of deeper soils. If soils are left open, or exposed to inclement weather, the bearing characteristics of the soils are prone to change and could be compromised. If the soils become compromised, another inspection should be performed by our representative to demonstrate that the bearing capacity is still available.
