Notes and Observations:
A visual inspection of the construction for the residence at the above address was conducted on
February 11, 2008 as a result of comments by Harnett County Building Inspector with regard to
the thickness of the bed joint between the footings and first course of unit masonry. The
observations are described in this report followed by recommendations for remediation of any
structural deficiencies. All directions, locations, and sides described in the report are referenced
from the direction viewed when facing the front elevation of the building from the exterior.
1 Foundation Exterior.
1.1 The right side foundation was the only location cleaned out enough to observe the
junction between the wall and footing. At this location the starting bed joint thickness was
observed to be between 1 and 2". Section 607.2.1.1 of the NC Residential Building
Code gives a tolerance of -118" or +3/8" giving a maximum of thickness. Section
607.2.1.1 exception further states "For the purpose of leveling, the thickness of the bed
joint of the starting course placed over foundations shall not be less than'/." and not
greater than 1 "
2 Recommendation:
2.1 There is no recommended action for the foundation in areas with a starting bed joint
thickness of 1 'h" or less. In areas where the bed joint is greater than 1 the stating bed
joint shall be protected from erosion with a layer of parging or water proofing compound
on both the exterior and interior of the bed joint area. Type S mortar in unused bags was
observed on the site. If this is the same mortar used in the construction, the compressive
strength will not be compromised by the extra begjpj~t thickness.
