Dear Murray: At your request, I performed an inspection of the single family home under construction at the address noted above. The purpose of my inspection was to evaluate an area where a load bearing wall was placed on top of the basement floor slab. Following are my observations, and recommendations for corrective action, where required. 1. Garage door headers-No door headers were specified on the plans, which were prepared by a Registered Architect. There are (2) 9 ft overhead doors located in the sidewall of the house. The roof is framed with trusses that run from front to back, parallel to the door opening. As a result, the only loading carried by the header is the deadweight of the wall above. The headers installed are double 13/d' x 9'/J' L VL members, with an additional 2x] 0 to pack out the wall thickness. This header is adequate to carry the applied loads, and no modification is required. 2. Bearing wall support at basement stairway- The front wall of the stairway leading to the basement serves as a bearing wall to support the first floor trusses that extend from the front wall of the house to the stairway. The truss span is approximately 17'-] 0", producing a loading on the wall of 170plf. in addition to the weight of the wall, which is approximately 90 plf. The floor slab was constructed on undisturbed natural soil; that was cut during excavation for the basement. Considering the 260plf loading, on a bearing area 8" wide, results in a uniform bearing pressure of 520 psf, which is considerably less than the presumptive bearing capacity of 2,000 psf, typically assumed for shallow foundation design in this area. As a result, I can certify that this condition is acceptable, and no modification is required. Thank you for the opportunity to assist you on this project.
