Dear Mr. Lowe,
The "Liberty" plan being constructed on lot 293 Lexington Plantation
subdivision in Harnett County, North Carolina was reviewed to address several
framing issues. Analysis revealed the following:
1) The (3)1 3/4" x 117/8" LVL beam in the kitchen ceiling is unnecessary
provided the second floor ceiling framing in the bedroom #3 above is
per the plans sealed on 4/23/09 and the roof framing above bedroom #3
are 2 x 8 rafters Qa 16" o.c, continuous up to the ridge, also per the plans
sealed on 4/23/09. The beam may be left in place at the builder's
discretion and no special support at either end is required.
2) In lieu of the double joist shown above the powder room in the first floor
ceiling, the contractor may install an extra 1 -joist and a 13/4" x 9 1/4"
LVL sistered beside it.
3) In lieu of an LVL headout where the top of the first floor stair stringers
attach, the Contractor may substitute a single ply rim board as shown on
the 1 -joist layout
4) The (2) 2 x 6 turned flat with (1) 2 x 4 stud column supporting the
exterior end of the garage beam will provide the required support for all
applied loads.
