The following are my observations and conclusions: 1. Floor Framing - The floor live load is 40 psf. The 2x6 framing Q 16" spanning 6'-0" is adequate to support this load. The center girder should be a minimum (2)2x6 to support this load. 2. Roof Framing - The roof live load is 20 psf. The 2x8 rafters Q 16" oc and (2)2x4 headers are adequate to support this load. 3. Foundation - Recommended footing width is 16". From further analysis, the 12" wide footing are adequate to support all loads, assuming a minimum soil bearing of 2000 psf. These items with the recommended modifications are structurally safe and therefore, meet the North Carolina Building Code. Please give me a call if you have any further questions.
