It is understood that a new single-family home is planned for construction on Lot 620. During site clearing and grading operations in March 2009, soft wet soils were encountered within the planned building areas. Approximately 3.0 in. to 18.0 in. of the soft wet and organic -laden soils were removed from the site as recommended. It is further understood that while removing the unsuitable surface soils, a portion of the site was over-excavated to a depth of approximately 2:0 ft. in order to remove deeper deposil s of the wet and organic-laden soils. At the time of our site visit, the excavation was filled with water and other areas of the site were also observed where water was perched on the ground :surface. The ground surface generally slopes downward to the south toward Weeping Pine Cout, the street which borders the site to the south. Water runoff appears to drain across the site, tuoiigh near surface soils and underground streams that transect the property. In order to provide a suitable sub-grade for the new building and foundations, we recommend redirecting the near-surface flow of runoff water around the planned building area pri or to raising site grades and foundation construction. The runoff water may be channeled and 'or piped to other drains or drainage ditches that extend along the edge of the property. We recommend P.O. The drains may consist of perforated pipe embedded in washed No. 5 7 or No. 67 stone bedding material. The bottom of the drain should be placed approximately 18 0 in to 24.0 in. below the existing ground surface. Final site grades should be graded so as to d rect surface water runoff toward drainage swales, ditches and/or catch basins, if needed. Following construction of the perimeter drainage elements, site grades should be -wised using suitable imported compacted structural fill material. We recommend using fill material consisting of relatively clean sand with less than 8 % fines (material passing the No 200 sieve). All soft wet soils should be removed prior to placement of the structural fill m iterial. We recommend placing the fill material in 8.0 in. to 10.0 in. loose measure lifts w th each lift compacted to achieve a minimum of 95% of the maximum dry density as detertr fined by the standard proctor analysis. Based on our understanding of the project, we have assumed a mirimum soil beating capacity of 2,000 pounds per square foot (psf) for the purposes of our evaluations. Based on our observations, unsuitable, surface soils were removed as recommendid prior to placement of structural fill material to raise site grades and interceptor drains were idso placed underground along the north and cast sides. of the property as recommended. Perimeter foundations and interior pier footings were excavated prior to our arrival. Bearing soils within the foundation excavations were evaluated by advancing shallow hand auger beings and performing dynarnic cone penetrometer (DCP) tests at each boring location. The DCP test is performed by driving a conical-shaped tip into the ground using t. 15-pound hammer free-falling through a drop of 20 inches. The number of hammer blows :equired to drive the tip through three successive increments of 1% inches is defined as the penetrometer resistance. The DCP test is a generally accepted field method to verify the bearing ,rapacity of soils for shallow foundations. A total of two (2) borings were advanced to a maximum depth of 3.0 ft. below the bottom of foundation excavations at approximate locations shown on the attached field ske ch. Soils encountered in the borings consist predominantly of compacted structural fill material and sandy clay sub-soils. DCP values ranging from 2 to 14 blows per 13/,-inch increment were recorded within the fill material and existing sub-soils to a depth of approximately 3.0 ft. below the bottom of footing.
