Box 253 Bunn Level, North Carolina 28323 Summary of Observations 3888 McLean Chapel Church Road Harnett County, North Carolina Our Project Number 121-09-59180 Dear Mr. Smith: As requested, a representative of TerraTech Engineers, Inc. was present at the referenced property on May 18, 2009. The purpose of our site visit was to observe the foundation system of the residence with regards to a failing inspection performed by the local building inspector. Based on our understanding, the local building official did not approve a portion of the concrete footings for the residence due to insufficient footing projection. Based on our observations, the concrete masonry block (CMU) block foundation wall along portions of the south side of the residence, and a small section in the southeast corner of the residence, is located adjacent to the outer edge of the concrete footing. In addition, the pilaster at the western wall and the eastern portion of one center column are located adjacent to the outer edge of the concrete footing. In accordance with the North Carolina Residential Building Code (2002), Section R403.1.1, the footing projection shall be a minimum of 2 inches. We recommend that all areas of the foundation system where the minimum required projection is not available be repaired by doweling and epoxying reinforcing steel into the existing concrete footing and pouring additional concrete. The repairs should consist of drilling 6 inch deep holes, spaced at 12 inches on center into the concrete footing throughout the length in the areas of concern. In small areas, such as the column or pilaster, a minimum of 3 holes equally spaced shall be drilled. The holes should be located within the vertical center portion of the footing, and be not less than 3 inches from any exposed side of the concrete. The reinforcing steel dowels should consist of 12 inch long, No. 4 reinforcement bars. The dowels should be expoxied into the concrete footings using a Hilti HIT-RE-500-SD adhesive system. The holes should be properly prepared in accordance with the manufacturer's epoxy installation instructions with regards to hole size, hole cleaning, and injection method. Once the epoxy is properly cured, we recommend that a 9 inch wide concrete footing extension be poured adjacent to the existing footing in the areas of concern. The footing subgrade sails should be firm and suitable for an allowable bearing pressure of 2,000 pounds per square foot (pso. We recommend that all repairs be performed by a licensed general contractor in accordance with the North Carolina Residential Building Code.
