Dear Mr. Quinn:
At your request, I visited the referenced residential construction site on Monday,
December 1, 2008 to examine the construction of a 36'-0"X42'-0" detached monolithic
storage building slab behind your existing residence. This inspection was required
since the required footing/slab inspection had not been performed. A Harnett County
inspection report dated November 26, 2008 stated, "Need and engineers soil
compaction test. Pre-poured slab appears to be on fill. Provide a copy of report. Must
be completed before structure begins."
The 36'-0" (side-to-side direction)X42'-0" (front-to-back direction) storage building will
be constructed with manufactured roof trusses supported on the exterior structure walls.
The trusses will be installed parallel to the 36-0" dimension, (oriented in the side-to-side
direction).
I probed and examined the soil subgrade at the bottom of the slab elevation adjacent to
the slab with a one-half-inch diameter bullet-nosed steel probe rod. I determined that
the soil subgrade had bearing capacities in excess of the Code minimum 2000 psf
except for approximately six feet along the right side wall at the rear right corner of the
slab.
I recommend that six inch minimum diameter post holes be excavated below/adjacent
to the slab edge at eighteen inch maximum centers to firm natural soils with bearing
capacity in excess of 2000 psf in the referenced deficient area. The' bottom of the slab
at these locations shall be cleaned of soil and new concrete placed to or above the
bottom of the slab in the post hole excavations after approved for placement by the
Building inspector.
After the recommended repairs are implemented, In my professional opinion, the soil
subgrade should be accepted as-is.
I have estimated the maximum slab perimeter wood frame loading of less than 870 plf.
The applicable Code minimum footing thickness for this structural configuration is six
inches. I recommend that the slab be accepted as structurally adequate.

The North Carolina State Residential Building Code section R319 "Protection Against
Decay" requires that a minimum clearance of eight inches to untreated sills and plates
(R319.1.2) and six inches to untreated wood siding (R319.1.5) or suitably treated
lumber be provided. You indicated that you would be employing cement fiber
reinforced siding (Hardi-Plank or similar). In this case, I recommend that the finished
exterior grade be a minimum of two inches below the top-of-slab elevation. The sill
plate should be treated lumber. I recommend that a minimum of two foot tall strip of
suitably treated 1/2" CDX plywood be placed at the bottom of the exterior wall sheathing.
(Block all horizontal joints in the structural sheathing between the exterior wall studs.)
I noted that the slab lacked installed anchor bolts. Install Y2" diameter "Red-Head"
expansion anchors within twelve inches of corners and plate ends and at four foot
maximum centers to provide the required anchorage in the slab.

The garage is complete, mechanically and electrically ready
for inspection. One side of the porch would likely require
railing. I am installing railings acoss the whole porch for
consistancy. The railings are to be installed tomorrow
afternoon., and complete no later than about 10:00 Friday
