LOCATION: Silas Hayes Rd (#1565) PLANNED UNIT DEVELOPMENT: Hunter’s Point NUMBER OF LOTS: 67 TOTAL ACRES: 53.04 acres OPEN SPACE: 7.08 acres ZONING: RA-30 WATERSHED: NA FLOOD ZONE: NA TRAFFIC COUNT: N/A, but approx. 5,800 vehicles per day along Hwy 55 WATER: Public water system SEWER: Private septic system REQUEST  The applicant is requesting a conditional use permit for a Planned Unit Development (PUD). According to the Land Use Plan, this area is projected to be a Compact Mixed Use area.  NCDOT requires all lots to be served internally (ie, lots 31 & 53).  Also, the Subdivision Ordinance allows for a max of two entrances per subdivision. This subdivision is designed with four entrances, thus a variance would have to be submitted to the Planning Board for the two additional entrances. FUTURE ACTION If the Board of Adjustment approves the conditional use permit for the proposed Forest Ridge PUD, the th application will be forwarded to the December 5 Planning Board meeting for approval of the Preliminary Plat and Outline Development Plan. Also, this subdivision is designed with 4 entrances, thus a variance would have to be submitted to the Planning Board for the 2 additional entrances.
